Brickell is a deep, proven STR submarket with genuine year-round demand from business travel, tourism, cruise traffic, and a dense winter/spring event calendar, and the subject's amenity stack (sauna, game room, EV charging, hot tub, in-unit laundry, dedicated workspace, and — notably — included parking) is actually richer than most operating comps, which compete largely on view and location. The real constraint is economics rather than demand: Brickell's high lease rates compress this arbitrage spread, so strong nightly pricing converts into a solid, positive-but-not-spectacular cash-flow play consistent with Miami being an appreciation market more than a cash-flow one.
